Is Your Adjustable Rate About to Reset?

Thousands of adjustable-rate mortgages reset in 2027. If yours is one of them, refinancing before the reset date puts you in control — instead of letting a payment shock control you.

What "The Great Reset" Means

When rates were low in 2020–2022, millions of buyers chose adjustable-rate mortgages (ARMs) for their lower starting rates. Those fixed-rate periods are now expiring. Industry data (ICE) points to roughly 186,000 first-time ARM resets landing around 2027 — a concentrated wave of borrowers about to see their rates adjust, many of them upward.

Borrowers who plan ahead refinance on their own timeline. Borrowers who don't get a letter — and a bigger payment.

How an ARM Reset Actually Works

An ARM has three moving parts:

  • Index — the market benchmark your rate follows (today, usually the SOFR index).
  • Margin — the fixed markup your lender adds to the index. Index + margin = your new rate.
  • Caps — limits on how much your rate can jump at each adjustment and over the life of the loan.

What a reset can look like (illustration)

Take a $400,000 loan that started at 3.5% and adjusts to 7.25% at reset. Principal & interest would rise from about $1,796/month to about $2,729/month — roughly $933 more every month. Caps may limit the first adjustment, but the direction is the same. Illustrative math, not a rate quote — your numbers depend on your note, index, margin, and caps.

Refinance Before the Reset — Not After

  • You choose the timing. Refinance while you're in control, not while reacting to a new payment.
  • Fixed-rate certainty. Lock predictable payments instead of riding future adjustments.
  • Your equity may help. Years of payments (and appreciation) can mean real equity working in your favor.
  • It's a free review. I'll look at your reset date, caps, and options — then tell you honestly whether refinancing beats riding it out.

ARM Reset FAQs

What happens when my adjustable-rate mortgage resets?

Your rate adjusts to the current index plus your margin, within your caps. If market rates rose since you locked in, your payment can jump — which is why reviewing your reset date early matters.

Should I refinance my ARM before it resets?

Often yes — refinancing first lets you lock terms on your timeline. Whether it beats riding it out depends on your reset date, caps, and plans. A free reset-date review answers it.

How do I find my ARM reset date?

Check your original closing documents (the adjustable-rate note) or your monthly statement. Can't find it? Message me with RESET and I'll help you track it down.
